Q&A

What is included in a custom house plan?

A custom house plan typically includes floor plans, room layouts, space planning, basic elevations, and architectural drawings tailored to your property and lifestyle requirements.

How much does a custom house plan cost?

The cost depends on the size, complexity, and level of detail required. Every project is unique, so we provide customized estimates based on your specific needs.

Can you design plans for both new homes and renovations?

Yes. We create house plans for new construction, home additions, remodeling projects, and complete residential redesigns.

How long does it take to create a house plan?

Most house plan projects take between 2 and 8 weeks, depending on the scope, revisions, and project complexity.

Do you provide 3D visualizations with house plans?

Yes. We can create realistic 3D renderings and visualizations to help you better understand the final design before construction begins.

Can house plans be customized to fit my lot and local requirements?

Absolutely. We design plans based on your property’s dimensions, site conditions, and project goals while considering local building requirements.

Why choose a custom house plan instead of a pre-designed plan?

A custom house plan is tailored specifically to your lifestyle, preferences, and property. It provides greater flexibility, improved functionality, and a more personalized living experience compared to standard stock plans.

House Plans in Seattle, Bellevue & Kirkland

DeZZign develops custom house plans for homeowners, builders, and developers in Seattle, Bellevue, Kirkland, Redmond, and throughout Washington State. Our team of vetted engineers and structural specialists helps translate every plan into a design that's genuinely buildable, not just visually appealing.

Every plan is checked against technical and structural standards at each stage of development. Our residential floor plans are designed to maximize functionality, natural light, efficient circulation, and long-term comfort while reflecting each client's lifestyle and vision. Room adjacencies, sightlines, and daily movement through the house are considered together, not as an afterthought once the layout is set.

Whether you are planning a new custom home, a luxury residence, an addition, or a renovation, professionally designed house plans provide the foundation for a successful project and a smooth construction process. A well-designed plan pays for itself many times over - both during construction and in how the house actually functions once you're living in it.

You can explore examples of completed house plan projects in our portfolio. We favor clean, contemporary layouts built around how people genuinely use a home day to day, using materials and systems suited to the Pacific Northwest's climate and building codes.

What Makes a House Plan Work

  • Orientation. Living and kitchen areas get south or west light, bedrooms get morning light, and closets and service rooms go on the north side.
  • A compact form. The simpler the massing, the lower the construction cost and heat loss; extra jogs and complex roofs add up quickly.
  • Minimal hallways. Every foot of corridor is a foot you pay for but don't live in.
  • Stacked wet rooms. Kitchen, bathrooms and laundry are grouped and stacked to shorten plumbing runs.
  • Storage from day one. Walk-in closets, a pantry and built-ins are planned up front, not squeezed in later.

One Story or Two

A single-story home works for every age, has no stairs and connects easily to the garden, but it needs a larger lot, and foundation and roof cost more per square foot. A two-story home is more compact, saves lot area and naturally separates day and night zones, but the stairs take usable space and can become harder with age. We compare both for your specific lot and budget at the concept stage, and choose the structural system alongside the plan - see our guide to frame, block and concrete construction.

A Plan That Grows With Your Family

A good house plan is designed for decades. A nursery that becomes a teen room, a main-floor guest room that can turn into a bedroom for aging parents, an office with its own entry for client meetings - we build these scenarios in from the start so the house doesn't need to be remodeled. For how we distribute zones, see our space planning and functional zoning page.

House Plans in Washington State

A plan here has to fit the lot's zoning before it fits your lifestyle: setbacks, lot coverage, height limits, tree protection and, on many Seattle lots, steep-slope or other environmentally critical area rules. Washington's 2023 housing laws expanded where accessory dwelling units and middle housing are allowed, so many owners now plan a main house and a future ADU or backyard cottage together. Since July 2023, the state energy code requires heat pumps for space heating in most new homes, which favors a compact, well-insulated plan. We produce drawings ready for the permit process and coordinate with structural engineers, and our custom home design service carries the plan through to finished architecture.
