An apartment comes with fixed walls, shared risers and a building with its own rules, and it still has to hold a whole life: cooking, work, guests, storage and rest. We design condos, apartments and penthouses in Seattle, Bellevue and Kirkland so that every square foot has a job, from the layout and storage to light, materials and furniture.

Our portfolio shows the range: a 66 m² apartment for a young couple, where a kitchen-living room, a main bedroom and a guest room that can later become a nursery fit within a fixed budget, an 85 m² loft in Kyiv with exposed concrete columns and ceiling, and Residence 11, which grew from 65 to 98 m² with four rooms and two bathrooms.

Q&A

How long does an apartment design take?

Usually one to three months from brief to a complete drawing set, depending on size and how many decisions are still open.

Do I need HOA approval to remodel my condo?

Often yes, especially for flooring, plumbing and walls. We prepare drawings for the association's review and for permits.

Can you start before we get the keys?

Yes. We often start from the developer's plan and confirm dimensions on site once the unit is ready. Our Orange County project shows the developer's plan next to our layout.

Can a small apartment have a home office?

Usually yes: a desk in a niche or a wardrobe, a bedroom corner or a fold-away table. We plan power, task light and a calm background for video calls.

Can we keep some of our furniture?

Yes. In our minimalist apartment project we kept the mechanisms of the wardrobe and kitchen and renewed their fronts. We measure what you want to keep and design around it.

Do you design penthouses and two-level apartments?

Yes. Residence 11 grew from 65 to 98 m² by adding a full upper level, with four rooms and two bathrooms instead of two rooms and one bathroom.

What We Design

  • Studios and one-bedroom condos - zoning one room so that sleeping, working and cooking each have their place.
  • Family apartments - bedrooms, storage and a kitchen-living room that works for daily life and for guests.
  • Penthouses and two-level apartments - stairs, double-height spaces, terraces and views.
  • Renovation of an older unit - a new layout, kitchen and bathrooms, often keeping some of what is already there.
  • Furnishing a new condo - furniture, lighting, window treatments and art for a unit fresh from the developer.

Start With the Plan

The developer's plan is a starting point, not a decision. In Orange County we reworked the developer's layout for a couple of IT specialists so that a spacious kitchen-living room, a main bedroom and a guest room fit into 66 m², and kept to their budget while saving enough for extra interior details. The project shows the developer's plan next to ours. We look at where daylight comes in, how you walk from the door to the kitchen, where coats, suitcases and the vacuum live, and which walls can move.

Working Within the Building

In a condo, the association and the building's rules come before the design. Many associations require approval before a remodel, limit work hours and ask contractors for proof of insurance. Plumbing usually stays near the existing risers, and new flooring often needs an acoustic underlayment so the neighbors below do not hear footsteps. In Seattle, changing walls, moving plumbing or adding circuits usually needs a permit. We read the condo documents and check the structure first, then design what the building allows; when a structural change needs a licensed signature, our architects prepare the drawings to local code and a licensed engineer we work with signs them.

Storage Is Space

In an apartment, storage decides whether the rooms stay calm. We plan built-in wardrobes to the ceiling, a hall closet for coats and boots, a place for the vacuum and the recycling, and storage in window seats and under beds. In the 116 m² minimalist apartment in the historic center of Kharkiv we kept the mechanisms of the existing wardrobe and kitchen and renewed their fronts and panels, which saved time and budget; the project and its realization took three months.

Light and Views

Most units have windows on one or two sides, so the plan pulls daylight deep inside: glass doors and partitions, light surfaces, a mirror opposite a window. Evening light comes in layers: ceiling light for the room, task light where you cook and read, warm accents in the living area. Large windows deserve good frames rather than heavy curtains; in Residence 11 the panoramic windows have a high-quality energy-efficient aluminum profile.

Materials and Character

Character comes from a few deliberate materials, not from many. The loft in Kyiv leaves its concrete columns and ceiling exposed and mixes modern and classic furniture with art and dark textiles. In Residence 11 the kitchen fronts and countertops are Laminam large-format porcelain, next to a BoConcept sofa and Poliform chairs. In the minimalist apartment porcelain and vinyl flooring meet so precisely that the change of material is hard to see.

Condos in Seattle, Bellevue and Kirkland

Many condos here are compact, with an open kitchen-living room and one or two bedrooms, and many owners work from home. We find room for a real desk, design for the grey months with warm light and natural materials, and keep furniture to scale so that a small living room is not filled by one oversized sofa. For single rooms, see our kitchen and bedroom services; for the layout itself, space planning and zoning.

What You Receive

A measured plan, layout options, a concept with renderings and a drawing set: demolition and construction plans, electrical and lighting, plumbing, flooring, ceilings, wall elevations, built-in furniture and a schedule of finishes, fixtures and furniture. We help with selections through furniture selection and material selection and can stay with the project through the renovation. Apartment design is part of our interior design service.
