Architecture and house design, interior design for homes and commercial spaces, 3D visualization, and support during construction: material and furniture selection, author supervision and project management. You can order one service or the whole cycle from the first sketch to move-in.

In Seattle, Bellevue, Kirkland and the rest of the Seattle area, and remotely with clients across the US and internationally. Consultations, presentations and approvals can all be done by video call.

With a conversation about the task. To start we need the floor plan or measurements, photos of the space, your budget range and a short brief about how you live or how the business works. If there is no floor plan, we arrange a site measurement.

Brief, concept with 3D visualizations, design development, working drawings and procurement coordination. A typical residential interior takes 2 to 4 months from brief to final documentation: concept 2 to 3 weeks, design development 3 to 4 weeks, working drawings 3 to 5 weeks. Construction is a separate stage.

A sketch project (concept, layout and 3D visualizations) usually takes 4 to 8 weeks, a working project (the full set of drawings for construction) 8 to 16 weeks. House plans alone take 2 to 8 weeks. The timeline is agreed at the start.

Individually, by the scope, the area and the complexity of the project. Each service page shows its terms, and after the first consultation you receive a detailed proposal. Procurement, furniture selection and author supervision are priced separately.

Yes. Photorealistic 3D visualizations are part of every design project: materials, light, furniture and proportions are agreed before money is spent on construction. For larger projects we also make real-time walkthroughs in Unreal Engine. See interior renderings.

Yes. Our architects prepare the drawings to local code, and drawings that require a local license are signed by licensed professionals we work with. Contractors get construction-ready documents: plans, sections, elevations, lighting and electrical layouts, plumbing and custom millwork details.

Our architect or designer visits the site, up to two times a week, checks that the work matches the approved drawings, approves samples and answers the contractor's questions. Project management is broader: contractors, schedule, procurement and budget. We offer both, separately or together. See project support.

Yes, at any stage. We start with a site audit: what has been built, where it differs from the design, and a plan for the rest of the work.

Yes. We prepare a material board with every finish, code, supplier and lead time, and select furniture, lighting and decor within the budget. Both are available as standalone services: material selection and furniture selection.

Yes. A kitchen, a bathroom or a bedroom is welcome as a separate project, and we also make renderings or material specifications for projects designed by others.

Yes: offices, restaurants and cafes, clinics, beauty salons, stores and showrooms, boutiques, retail points, fitness clubs and hotels. Yes, from house plans and additions to luxury and waterfront homes, passive houses, facades, terraces and garages for car collections. The architecture, the interior and the landscape are designed together, so nothing has to be redone. See luxury home design.

We take projects from design to handover: permit documentation, contractor selection, construction supervision and procurement. We work only with contractors licensed in Washington State whose work we have verified ourselves. See construction.

ArchiCAD and Revit for documentation, SketchUp for concept models, 3ds Max, Corona, V-Ray and Blender for visualization, and Unreal Engine for interactive walkthroughs.
