A New Landmark for an IT City

Hello! Today we want to tell you about a new office building project already underway in Ukraine - we'll reveal which city a little later.

The office sits in the heart of a modern, fast-growing, technologically advanced IT hub. Too many clues already? Fair enough - let's get to the point.

From a 90s Relic to a Techno-Minimalist Icon

The building that landed in our architects' hands was a product of the 1990s, complete with "unique" design decisions typical of that restless, still-undefined decade. You can probably picture it. The brief was clear: create a technologically distinctive building, a new center of attraction for the city center, and shift the emphasis entirely. On top of that, redesign the interior so it feels comfortable for people of genuinely different views and backgrounds. We took on the challenge happily, and here's the result.

We didn't just reconstruct the building - we created something entirely new, in a techno-minimalist style. Through the language of architecture, we expressed technological precision and carved out distinct zones that match the building's internal function.

A Copper Facade That Ages With Character

The facade itself is clad in KME copper, "torn away" from the tall ground floor by an enormous panoramic glazing system built on Passive House technology - you can read more about that approach in our piece on Passivhaus design. We also used large-format LAMINAM porcelain stoneware with seamless jointing. In the renderings, the facade is shown as it will look a few years from now, once the copper has oxidized and taken on that noble, aged patina.

Engineered for Comfort

The second floor cantilevers out over the first, creating the impression of a "floating," technological, contemporary building. To minimize winter heat loss, we specified SCHUCO windows with a 120mm profile depth, paired with a highly engineered, smart-home-integrated ventilation system for consistent year-round comfort.

The interior of this building is still in development, and we'll be able to share it with you very soon.

The deZZign architects and designers thank you for your time!

Questions about the project

What was the starting point?

A building from the 1990s in the city centre. The brief was a technologically distinctive building that would become a new point of attraction, so we did not just reconstruct it but created a new building in a techno-minimalist style.

What is the facade made of?

KME copper and large-format LAMINAM porcelain stoneware with seamless joints. The renderings show the copper a few years on, after it oxidises and takes on a patina.

How does the building stay comfortable?

The tall ground floor has a large panoramic glazing system built on Passive House technology. SCHUCO windows with a 120 mm profile limit winter heat loss, and the ventilation system is integrated with the smart home.

Why does the second floor overhang the first?

The cantilever makes the building look like it floats above the street.

Where is it, and what about the interior?

7 Lermontovska Street, Kharkiv, 660 m², 2022. The interior is shown in Copper Hall. Interior. Services: facade design and remodeling design.
